Raintree is a gated condo and townhome complex located off Jefferson Bl. Palms by Martin Feinberg

Located midway between Los Angeles and the Pacific Ocean, Palms lies northwest of Culver City, south of Cheviot Hills, southeast of Rancho Park and northeast of Mar Vista. Palms is the oldest neighborhood in the city of Los Angeles, founded in 1886 and annexed to the city in 1915. Today it is primarily a residential area, with a large number of apartment buildings and ribbons of commercial zoning.

Until the early 1960s, most of Palms was single-family homes and small duplexes and triplexes, most of which were built in the Craftsman and Spanish Colonial styles that dominated Southern California in the first quarter of the 20th century. Under pressure to provide affordable housing, the city of Los Angeles rezoned most of the district for large multifamily dwellings. (Homeowners’ associations in Westside Village, Mar Vista, Rancho Park, and Beverlywood successfully banded together to fight against any such rezoning in their neighborhoods.) This had the result of most of Palms’ historic housing stock being razed and replaced with two-story (or larger) apartment buildings. Very few original houses remain, and many of those are on lots where additional housing units have been built on what were once backyards. Palms is now one of Los Angeles’ most densely populated neighborhoods.

The Nolan neighborhood is the large neighborhood just east of the Carlson Park neighborhood and bordered by the Culver Studios to the east, Culver Bl to the north and Ballona Creek to the south.  The neighborhood is almost entirely zoned R-2 and R-4 which allows for a number of duplexes and multi-unit dwellings.  Due to the zoning, this neighborhood enjoys larger than average lots with most lots covering more than 6,700 square feet where the average R-1 lots in “Single Family Home” neighborhood are generally 5,000 to 5,500 square feet.  Nolan is also one of the older neighborhoods in Culver City with nearly half of the properties built in the 1920’s and early 1930’s.  The California Bungalow and Spanish style properties are numerous in this neighborhood.

Mar Vista by Martin Feinberg

Mar Vista is near the center of LA’s West Side. The city of Santa Monica lies to the northwest, West Los Angeles to the north, Palms to the northeast, Culver City to the east, Del Rey to the southwest, and Venice to the west.

As prices in other parts of the Westside have grown out of reach for many house hunters, Mar Vista has remained one of the few areas to stay relatively affordable. Mar Vista is a family-oriented community where joggers, dog-walkers, and baby strollers are part of the daily scene. In addition to local restaurants and shopping, residents have easy access to trendy Abbot Kinney Boulevard in Venice.

Mar Vista is an economically diverse neighborhood of apartment buildings and single-family homes. The hilly areas near its border with Santa Monica, whose spectacular ocean views give Mar Vista its name, hold some of the most expensive land in the community.

Mar Vista is considerably less densely populated than neighboring Palms, as its homeowners’ associations successfully fended off the 1950s up-zoning that changed much of Palms and West Los Angeles from suburban areas to renter-dominated urban neighborhoods. It should be noted, though, that some 60 percent of the district’s residents live in rental housing, owing to the density of apartment buildings on thoroughfares like Venice Boulevard and Barrington Avenue.

The Lower Crest neighborhood, or Lower Culver Crest neighborhood, is located east and west of Overland with Sawtelle to the south and West LA College to the north.  The streets that make up this neighborhood are Stever, Kelmore, Whitburn, Flaxton, Galvin, Northgate, Clarmon, and Deshire.  Galvin and Northgate are mostly duplexes, and Flaxton changes from “Lower Crest” to “Culver Crest” east of Drakewood.  Most of the homes were build in late 1940’s or early 1950’s, and about 15% of the neighborhood is zoned for duplexes.

Little Culver is the neighborhood that is bordered by Culver (and “Little Culver”..thus the neighborhood name) on the south, Sepulveda on the west, Washington Bl on the north and Elenda on the east. Little Culver covers Culver City west of Elenda St., east of the 405 Freeway, south of Washington Blvd., and north of Culver Blvd. The neighborhood has approximately 400 homes with single family residences, duplexes, and apartments. About half the neighborhood is zones R-2 and the other half is zones R-4.

Fox Hills by Martin Feinberg

Fox Hills is a neighborhood located south of Slauson, east of Sepulveda, and north of Centinela. Fox Hills is a neighborhood of Culver City, California, USA. It is roughly triangular in shape, bounded by West Slauson Avenue to the north, the San Diego Freeway to the southwest, and Wooster Avenue to the southeast.

Fox Hills was annexed to Culver City in 1964, at which time it consisted of undeveloped land, riding stables, and golf courses. In the 1970s, the neighborhood was developed with apartments, condominiums, and the Fox Hills Mall, and indoor shopping center which opened in 1975.

The neighborhood to the east is Ladera Heights. Fox Hills is entirely made up of condo complexes, approximately 15 to 20, with some very large and some very small. Most were built in the 70’s as apartments and converted to condos later. There are approximately 1,700 condo units in Fox Hills accounting for about 25% of the condos in Culver City as a whole

East Culver City, also known as McManus is located West of La Cienega and East of Robertson Blvd.

The influx of many art galleries and restaurants to the eastern part of the city, formally designated as the Culver City Art District,[15] prompted The New York Times in 2007 to praise the new art scene and call Culver City a “nascent Chelsea.” Syd Kronenthal Park is a 6 acre park located in the East Culver City neighborhood.

The Culver Crest neighborhood of Culver City is a hillside neighborhood east of Overland into the hills just south of West LA College. The Culver Crest is a neighborhood in Culver City, California. It is bordered on the south by the Beverlywood West condominiums, located at Sawtelle Boulevard and Overland Avenue, by West Los Angeles College on the north, by Overland Avenue on the west, and by the Holy Cross Cemetery and the Baldwin Hills on the east/southeast. On the corner of Sawtelle and Overland there is a public elementary school named El Rincon. Blanco Park, which is attached to the school, is open to the public during non-school hours.

Many of the homes enjoy a western view with very little traffic and nearly 20 small streets. The neighborhood has approximately 275 homes with many over $1 million dollars as of 2010. At the very top of Culver Crest is Marycrest Manor which is a large property owed by the Catholic Church and serves as a retirement home for nuns and clergy. In the 1950s Baldwin Hills and Crank Annexation #1 become the Culver Crest. Mr. Crank later subdivided his property into lots.

This neighborhood is bordered by Washington Place on the north, McLaughlin (and including the homes on the east side of McLaughlin) on the west, Sawtelle on the east and Washington Bl. On the south. Culver City is a city in western Los Angeles County, California. As of the 2010 census, the city had a population of 38,883, up from 38,816 at the 2000 census. It is mostly surrounded by the city of Los Angeles, but also shares a border with unincorporated areas of Los Angeles County. Located in Los Angeles’ Westside south of the 10 and east of the 90 freeway, Culver City has experienced a rebirth. In recent years, dozens of galleries, design and architecture firms, wine bars and upscale eateries have moved in and young families and singles are replacing retirees. All of these changes reflect the discovery of a well situated alternative to pricier Santa Monica or Beverly Hills.

Blair Hills is a small, quiet, neighborhood of Culver City, California estimated at 0.559 square miles (1.4 km2) with a population density of 2956 people per sq. mile . The Blair Hills neighborhood is roughly bounded by La Cienega Boulevard on the east, oil wells on the south, Baldwin Hills Scenic State Park on the west and Jefferson Boulevard and Rodeo Road to the north. Many of the homes have spectacular city views facing the Hollywood Hills and Downtown Los Angeles. Children living in Blair Hills attend the very popular Farragut Elementary School. Most of the homes are mid century style. Blair Hills Park is located in the center of the neighborhood featuring basketball, baseball and children’s playground.

Lindberg Park by Martin Feinberg

The Lindberg Park neighborhood used to be called Studio Village and is bordered by Overland on the east, Jefferson on the south, Ballona Creek on the north and the Heritage Estates neighborhood to the west. The neighborhood consists of approximately 300 homes around a central park that features basketball, children’s playground, tennis, and baseball field. The rec building at the east end of the park houses La Playa Nursery School which is a parent run co-op in operation for over 40 years. Many years ago was a shooting range underground, directly under the rec building. A footbridge at the east end of the park goes across the Ballona Creek to the bike path and schools. Lindberg Park is a 4.39 acre park located in the Studio Village/ Lindberg Park neighborhood.

Sunkist Park (also called El Marino) is a neighborhood of Culver City, California that is bounded by Ballona Creek, Sepulveda Boulevard, Jefferson Boulevard and Playa Street.

It sits near the 405-90 interchange in the southwestern section of the city, near the Playa Vista, Del Rey, and Mar Vista neighborhoods of Los Angeles, as well as unincorporated Marina del Rey.

In 1949, the Overland-Mesmer Annexation was added to Culver City; it was the area surrounding El Marino School. Home to Temple Akiba.

Carlson Park by Martin Feinberg

The Carlson Park neighborhood of Culver City is bordered by Overland on the West, Culver on the North and Ballona Creek on the South. The neighborhood to the east is the Nolan neighborhood. Carlson Park is located in the center of the neighborhood and features a large grassy area with mature trees and picnic area. The Carlson Park neighborhood was a race track prior to a residential development which is reflected in the “racetrack shape” of the neighborhood. Some residents have found pieces of the old grandstands in their yards over the years. The streets that make up the Carlson Park neighborhood are Keystone, Mentone, LeBourget, Motor, Vinton and Jasmine. Keystone residents utilize the Farragut grammar school while all the other streets utilize Linwood Howe Elementary. Carlson Park has approximately 650 homes with all being single family homes except for a block and a half of R-2 zoned properties (duplexes) on Jasmine

The Blanco Park neighborhood of Culver City is located in Central Culver City right next to Blanco Park and El Rincon Elementary School. Bordered by Sawtelle on the North, Overland on the East, Playa on the South and Sepulveda on the West. The neighborhood was made into cul de sacs several years ago with through traffic closed off at Playa St. The street that make up Blanco Park neighborhood are Hannum, Stevens, Malat, Rudman and Grayridge.
